A perc test was done on 01/22/2020 and the results are attached to the listing, as well as the original engineers plan when the lots were first subdivided. We now have a septic design drawn for a 3 bedroom home, and those plans can be made available to a buyer who makes an offer. The lot on #11 and the property at # 9 were owned by the same person + the properties abut, but they were on separate deeds. Harwich never accepted the merger rule therefore this is considered a separate lot, and #9 Kimberley was sold without an an issue. We have an engineers plot plan that shows all lots on Kimberley Way when it was first subdivided that dates back to 1960. # 11 is a sub standard size Lot with approximately 100' of road frontage. The Engineer and the Architect that were used are local to the area. THIS IS AN ESTATE SALE, AND A BUYER WILL BE REIMBURSED ALL REASONABLE COSTS INCURRED, BY THE ESTATE, TO OBTAIN A BUILDING PERMIT IF THE TOWN OF HARWICH DEEMS THE LOT UNBUILDABLE!
